This course will provide an in-depth understanding of the testing, evaluation, and analysis of a home’s different systems that occur as part of a real estate transaction.

Introduction & Overview of a Property’s Systems, Testing Requirements and Guidelines –  An overview of the following systems, testing, and inspections.

iii. Underground and Overground Oil Tank
iv. Water Testing Guidelines by County
v. Radon Overview and Testing
vi. FHA & VA Inspection and Testing Guidelines
vii. Wood Destroying Insect Inspection
viii. Oil Tank Inspection

II. Property Component Identification, Confirmation and Testing Requirements –
i. Identifying what tests and inspections are required and recommended
ii. Understanding what is tested and what is inspected
iii. Budgeting for your buyer’s inspection
iv. Property component research
v. Identifying evaluation and testing specialists
vi. What are infrared scans, sewer scope, and similar evaluations
vii. FHA & VA Confirmation

III. Property Evaluation and Testing
i. What is tested and inspected
ii. Mold, Asbestos, and Lead Overview
iii. NYS Mold Guidelines for Assessment and Remediation

IV. Post Evaluation Remediation and Verification –
i. Mold Remediation
ii. Radon Mitigation
iii. Lead Testing
iv. Failed Well Test Correction
v. Summary
